WHAT IS AN INVENTORY?

An inventory is a list of everything contained within a rented property (for example, furniture, carpets and curtains, kitchenware, etc)

WHAT IS A SCHEDULE OF CONDITIONS?

A Schedule of Conditions records the condition of the items which have been listed in the inventory. Without a comment on the condition of the items the Inventory is worthless. An item may be new/5 years old/stained etc-this needs to be recorded.

WHY ARE THEY NEEDED?

It is inevitable that however well a Tenant looks after a property, the condition will not be the same at the end of the Tenancy as it was at the outset. Damages can occur for a variety of reasons, whether carelessness, negligence, mis-use or deliberate damage by the tenant. By compiling an Independent Inventory and the beginning of the Tenancy and by revisiting the original Inventory at the end of the Tenancy, changes that have occurred during the Tenancy can be noted and attributed to a reason be it fair wear and tear or any of the above.

A professional inventory ensures that both landlords and tenants have a clear understanding of the contents and condition of a property at the start and end of a tenancy period. It can also prove invaluable in the event of dispute at the end of a tenancy.
