In this tough and competitive market the key to successfully letting out your property is presentation, first impressions count, so make it a good one.
As a lettings negotiator, I come across many different types of properties on a daily basis, penthouses, duplex apartments, terrace houses etc etc, what i find is that no matter how expensive an apartment is, the ones that let out the quickest and get the most enquiries is the properties that are presented well and finished to a clean, fresh and modern standard, these properties sell themselves.
The last thing any applicant wants when viewing a property is for stains and grubby marks everywhere, lime scales in the sinks, damp on the ceilings, dirty bathrooms and so on, its very important to provide a good first impression, applicants usually makeup their minds if they want to take a property or not within the first few minutes.
From a lettings negotiators point of view, here are some pointers that i believe landlords should consider when putting their property on the rental market.
THINGS TO CONSIDER
Bathrooms and Kitchens
The bathroom is one of the most important areas of the property that can break or make a deal when conducting a viewing, remember applicants always check bathrooms and kitchen over and over again, so its important that these areas are clean, fresh and up to standard.
- Potential applicants are always concern from a hygienic point of view
- Make sure baths and shower cubicles are clean and tidy
- Silicon seals around the bath and sinks are white and not rotten brown
- The water pressure in the taps and showers are at correct levels
- Never put carpets in bathrooms or en-suite shower rooms
- Make sure all toilets are clean from stains and lime scales
- Make sure any ventilation and all lighting is working
Kitchens
Kitchens are another place that people spend a lot of time in, so its important that its a place people can enjoy to cook and eat in, consider the following.
- Keep all surfaces and floors clean
- Employ a professional cleaner to deep clean the kitchen
- Provide all basics such as microwave, kettle and washing machine
- Provide basic cutlery and crockery
- Make sure all appliances are in working order
- Provide handbooks or manuals where possible for electrical items
Bedrooms and receptions
- Always go for wooden floors where possible, especially the reception
- Provide sofas and armchairs in neutral colors
- Try to provide furniture that compliment each other
- Paint walls in a neutral color as this makes the room more brighter
- Always provide window dressing such as blinds or curtains
General points to consider
- Make sure all windows and mirrors are clean
- Keep balcony’s and gardens clean and tidy
- Consider providing basic outdoor furnishings
- Make sure hot water system is working
- Make sure heating system is working
- Make sure all lighting system is working
